A Neighbourhood Guide to Davao City: Where Expats Actually Live

A Neighbourhood Guide to Davao City: Where Expats Actually Live

"Where should I live in Davao?" is the question that comes right after someone decides to build a base here. Davao City is large, spread across 182 barangays, and the right neighbourhood depends entirely on what you want your daily life to look like. Here is the practical breakdown of where expats actually settle, and why.

Ecoland

Central, convenient, and the default first choice for many new arrivals. Ecoland is dense with modern condominium developments, walkable to malls and restaurants, and close to the main arteries. It is where a lot of the gated, pool-and-gym residences sit, the kind of building that matches a comfortable Western standard. If you want to land somewhere established and easy, start here.

Lanang

The upscale corridor along the coast to the north. Lanang is home to some of the city's best private hospitals, premium malls, and higher-end residences. It is quieter and greener than the centre, and popular with families and with people who want a more relaxed, lower-density base while staying close to good amenities.

Bajada

Centrally located, busy, and practical. Bajada puts you near government offices, banks, and commercial life, which makes it convenient when you are in the document-gathering phase of setting up. A solid, unpretentious choice.

Maa and Matina

Slightly further from the centre, more residential, and generally better value. These areas suit someone who wants more space for the money and does not mind a short Grab ride into the action. Matina in particular has grown into a comfortable middle-class residential zone with its own dining and retail.

What it costs

Across these neighbourhoods, a good modern apartment with air conditioning, security, and a pool runs roughly USD 360 to 630 a month, with entry-level options below that and luxury well above. The full breakdown, including utilities, food, and transport, is in our cost of living guide, and the broader picture of renting and buying is covered on the living in Davao page.

Choosing

If you want our shorthand: Ecoland to land easily and centrally, Lanang for upscale and family-friendly, Bajada for practicality during setup, Maa or Matina for value and space. Whichever you choose, the safety picture is consistent across all of them, which is a large part of why Davao works as a base, and something we cover in detail in our piece on why Davao is safer than you think.

When we set up a base, we help match the neighbourhood to how you actually intend to live, not just to a price. The difference between a good year and a frustrating one is often just picking the right part of the city to start in.
